Maintenance Issue Reports

This is from July 17, 2022. Over three years ago the HOA was going to reapply bark to the common area around the upper and lower Miwok Park. That was delayed because of the PG&E project. The application of bark was placed on hold, to be completed sometime in the near future. I have a view fence that overlooks the upper park and the space between the fence and the park grass is great for growing weeds. Terra Care sprays some of those weeds, but not all, maybe once or twice a year. They do not spray the spurge which is a prolific spreader of seeds. I have been hand weeding the area behind my fence about every two weeks. New bark won't solve the problem completely, but it would help. That bark project is now Marked Completed on this site.
It has NOT been completed! I am still pulling weeds by hand to avoid the unsightly mess that would occur if it I did not pull the weeds. Terra Care's spraying of some of the weeds over the years doesn't even begin to address the issue. I hate to play this card, but i pay HOA dues the same as everyone else and I shouldn't have to look at unsightly weeds or have seeds easily blown into my backyard and have more weeds there. I still go out every two to three weeks and pull all the weeds by hand. Bark won't completely solve the problem, but it would certainly help. Please address this problem.

I am one of the Trilogy Pickleball Club Board members and have a maintenance issue for you. Two new shade structures were added along one side of the pickleball courts. The posts supporting these structures sit in one of the grass areas that is irrigated using pop up sprinkler heads. Some of these sprinkler heads now need to be adjusted to both reduce the amount of overspray on the posts and to ensure the surrounding grass still receives the water it needs.

Water is constantly running along the sidewalk on Trilogy Parkway between the sidewalk and the ground cover/hedges. Water is most noticeable where the sidewalk curves right (when walking up from California Trail to Clubhouse).

1619 CHIANTI LN - The sodded vacant area (PG & E easement)adjacent to our lot at 1619 Chianti Ln. has been allowed to get very dry and brown. Apparently, in an attempt to revive it, sprinklers were turned on sometime in the morning of June 4 and allowed to run continuously until approx 10AM on June 5. This excessive watering over that amount of time caused the soil to become saturated and soft. Then the high winds of June 6 blew over a tree planted in our yard along the west wall bordering our lot. A grounds and maintenance crew needs to upright and stabilize the tree which is now at about a 30 degree cant from vertical. This needs to be done right away.

Of potentially greater concern is the fact that this unnaturally excessive water can seep under or slab/foundation and cause dynamic changes in the soil beneath resulting in structural damage to our home. And we certainly don't need any more of these issues here in Trilogy!

A number of plants, shrubs, and trees have died. Grasses are an eyesore. The dead hedges at the wine barn, the over watered olive trees, and the unsightly grasses at Miwok Park. The olive trees leading up to the club on Trilogy Parkway a number of the olive trees have been over watered and there is a standing accumulation of water under them of about 3 inches or more. If the situation is not quickly resolved, the olive trees will die. This not only means that they will need to be replaced, but also it will come at a cost which the homeowners will have to absorb. If you share my concerns, it is my hope that this information will spur you into action, and that you will write to both the HOA & the board.

1619 CHIANTI LN - Drainage on vacant lot adjacent to us (PG & E easement) needs to be reworked. (More than a shovelful or two of dirt, I might add) When the irrigation sprinklers are left on excess water, instead of draining to the street, seeps under the block wall, floods the west portion of our lot and will continue to seep under our slab. A tree in our yard has already blown over due to supersaturated soil. Potential soil instability and resulting damage to our home exists. Excessive irrigation can be addressed; excessive winter rains cannot. It's 100 degrees now........soon it will be raining!

We have two oak trees outside our fence above the olive grove that are severely blighted. They are losing all their curled leaves rapidly. Please come by and see if you can rescue these beautiful trees. 1154 St. Julien St., Bordeaux.

The “park grass area” on Miwok is horrible looking. Weeds, dead plants, overgrown olive trees, dead and bald grassy areas. I was hoping TerraCare would be improving this but it doesn’t seem like it.

The heavy equipment vehicles ran over the plantings in the center of the driveways at the Solera gate. We are concerned that the irrigation in that area has been compromised.

Fescue grass area on the slope at back of Bordeaux Park should be mowed. There are many patches that have gone to seed and can be hazardous to our dogs if they inhale them.
