Common area path between 1805 Moscato and 1807 Moscato is covered in weeds

The HOA side of the wood fence on the vineyard trail-head adjacent to 1701 Zinfandel needs to be re-stained. The old stain is peeling and bare wood is exposed. Diving on Miwok, I noticed another HOA wood fence on the eastern hillside also appears to be in need of new stain. Perhaps there should be a schedule for HOA fence maintenance if one doesn't already exist.

I am reporting this again because it has been "in progress" since June 13! What is the status?

Ongoing safety, security and mechanical defect with Viognier pedestrian gate. Maintenance report filed several times in the past 14 months. Problem not fixed.

1. The gate has a reversed strike plate and elevated screws. The strike plate blocks the gate from closing or makes it hard or impossible to open. This is/has been part of the ongoing gate sticking open or not opening problem going back to early 2023.
2. It is especially prominent in the afternoon after the sun hits the metal fence, the framing around the gate expands. When it expands the strike plate blocks the gate from both opening and closing. If you want to observe the problem come out in the late afternoon. It will not be in evidence in the A.M.
3. The security and safety problem exists because once the gate is opened in the afternoon, it will remain open until it cools off, then it sometimes closes on its own sometimes not at all..

Please address this ASAP! Can someone give me a progress report please?

There are 2 dead trees and 1 dying tree in Meritage Park.

The V- ditch between Porto Village and the vineyard is clogged with debris. The worst is located behind the cul-de-sac.

I see they’re finishing up the spraying today off the vineyards. I hope they can smooth out the trails they tore up with their tractor during the rain. Beer and little Syrah hills

An imense about of Water flowing down Vineyards while watering right Now! Behind 1803 & 1805 Moscato

The access gate from the Montepulciano vineyard to Viogner Court is broken. Unable to open gate from either side. Acts like the lock mechanism is broken.

A large branch has fallen from an oak tree at the edge of the vineyard just off Barbaresco and needs to be cleaned up.

One major several smaller water leaks..
1. near the top of the hill parallel to Trilogy Pkwy hose disconnected below 130.
2. leak below 120.

Two minor leaks behind Frascati between 30-70.

I saw on the Vineyard report that others were having mice issues as well, this year I have been having field mice coming into my home really often. I did have the Contra Costa Vector control come and do an inspection and there really isn't anything wrong with my home but he said that field mice tend to create a home inside your home instead of coming in and out like rats do 😛 My cat is doing a pretty good job of finding and killing them as they seem to be wise about not going into the traps but it definitely is an annoyance. I just thought that I would report that I also have been dealing with this issue and have not had the problem since I moved here until this winter.
