HOT TUB JETS NOT WORKING

I am reporting this again because it has been "in progress" since June 13! What is the status?

Ongoing safety, security and mechanical defect with Viognier pedestrian gate. Maintenance report filed several times in the past 14 months. Problem not fixed.

1. The gate has a reversed strike plate and elevated screws. The strike plate blocks the gate from closing or makes it hard or impossible to open. This is/has been part of the ongoing gate sticking open or not opening problem going back to early 2023.
2. It is especially prominent in the afternoon after the sun hits the metal fence, the framing around the gate expands. When it expands the strike plate blocks the gate from both opening and closing. If you want to observe the problem come out in the late afternoon. It will not be in evidence in the A.M.
3. The security and safety problem exists because once the gate is opened in the afternoon, it will remain open until it cools off, then it sometimes closes on its own sometimes not at all..

Please address this ASAP! Can someone give me a progress report please?

I called the concierge desk to advise of this also since it is time-sensitive. There is a broken sprinkler head or line in the landscaping area of the Miwok gate as you're entering Trilogy that is shooting out water right now.

I continue to have concerns regarding the cleaning of the gym. I have reported my concerns before. There are "dust bunnies" underneath and by equipment. I took several pictures today, and will (hopefully) attach them. I don't know how often the gym gets a thorough cleaning, but it should (in my opinion) be at least every week to 2 weeks.

I have notice for along time now that a lot of the lights around the club in the landscaping are on during the day. I was told once that its cheaper leave on 24hrs a day?!
With the cost of electricity I fine this hard to believe!

I live at 1701 Zinfandel Drive. The HOA property that boarders my home (at the entrance to the pathway into the vineyard) is full of tall weeds growing in the bark between the street and the sidewalk. I tried to pull them out, but I cannot because they are full of stickers. This is the second time I've reported the issue. I don't see it on the list of existing requests.

I live next to the Bordeaux Latour gate (1691 Gamay Lane) so the community wall is on 2 sides of my property. The side wall that is next call box and gate has 2 loose caps. By caps, I mean the white top has separated from the beige bricks. One of them is totally loose. My gardener showed me how he could totally raise it up off the brick below. Is suspect this may have happened when the trees were taken down during the re-landscaping of the area around the gate. That top is the 3rd one from center raised top. If you are looking from the new landscaping there are 3 new Italian cypress in the middle. Look 3 tops towards the gate. The other bad one is on the same wall but almost to the corner of Latour and Vineyards. There is a huge gap between the 2nd & 3rd top and it looks like the wall may be tilting? Maybe one of the old trees had a large root??

I noticed the lawn area as you enter the pool area is very dry due to lack of water. In fact the grass was crunchy it was so dry. Why is area of the lawn not getting watered. Just wondering, it was real nice prior.

I noticed today that the grass on either side of the water feature leading to the reflecting pond is very dry. Obviously the water schedule needs to be adjusted.

I rented a cabana yesterday for my grandkids. They were spraying for ants while we were there, thank you. Also I noticed the quality of the Cabana has diminished. The chairs and furniture inside are worn out, the curtains on the sides and back are missing, the TV is gone and wires hanging out on all the Cabanas. Is this work in progress as well? Will there be some updates soon? Is it possible to add a ceiling fan as well? Thank you for listening.

I saw an ant on the mats this morning back in the Northeast corner of the gym, in the floor workout area. Ants are not easy, but not fun when they crawl on you when you are stretching either.

I saw the techno gym service guy today and he informed me that the screen for the upright stationary bike to the left is dead. Since this bike is out of commission until it’s either fixed or replaced, can a sign be made stating something to that effect so that people are not wasting their time getting on it and trying to use it. Thanks.
